A private villa for groups with a private pool

Villa Badia is a spacious private villa for groups with a private pool, comfortably accommodating up to 12 guests in the main villa, with space for 3 additional guests in the separate cottage.

At the heart of the property is the panoramic saltwater swimming pool (6 x 12 metres). From the lower end of the pool, you can enjoy particularly beautiful views across the valley. The pool terrace is equipped with sun loungers for relaxing in the sun and a covered shaded area where you can sit, read, or enjoy an outdoor meal.

Several terraces surround the villa, including covered outdoor dining areas, sunny terraces, and a spacious roof terrace where you can admire the surrounding landscape.

The property is fully fenced and accessed via an automatic gate, offering privacy and security. The well-kept garden of about 1,500 m² surrounds the house, while the estate itself extends over 6 hectares of woodland. Near the cottage, there is a separate fenced area with a volleyball net, perfect for some friendly competition.

A barbecue area is available for relaxed evenings, dining outdoors.

The main villa

Ground floor

The ground floor of Villa Badia features a comfortable living room with a fireplace, satellite TV, DVD player, and music system. The villa has Wi-Fi internet.

The spacious, fully equipped kitchen includes a dishwasher, oven, 6-burner gas hob, large fridge/freezer, and washing machine. The long dining table comfortably seats 12 guests, with additional space to extend seating if the cottage is also in use.

Outside the kitchen is a covered terrace with beautiful views over the valley, furnished for outdoor dining.

Also on the ground floor is: 1 double bedroom, 1 ensuite bathroom with a shower, 1 guest toilet.

First floor

On the first floor, you will find a large games room, equipped with table tennis and table football, making it a fun gathering space for guests of all ages.

This floor also has two bedrooms sharing a bathroom (with a shower in the bathtub): a bedroom with a double bed and a single bed, and a bedroom with a double bed (space for a baby cot if needed).

In the small corridor between the bedrooms is the washing machine.

Second floor

The second floor has two additional bedrooms sharing a bathroom with a shower and access to the roof terrace, where you can once again enjoy the wonderful views over the surrounding countryside. ON this floor is a twin bedroom (usually arranged as a double) and a bedroom with three single beds.

The cottage

For larger groups, Villa Badia also offers a separate cottage (96 m²). The cottage can only be rented together with the main villa and will otherwise remain closed.

The cottage has a spacious open-plan living area on the ground floor with an open fireplace, a large corner sofa, a television, and large glass doors opening onto the hillside views.

The kitchen area includes a fridge/freezer, washing machine, oven, and 4-burner gas hob.

An open staircase leads to a mezzanine sleeping area with a small double bed (1.40m) and a single sofa bed. There is a separate double bedroom and a bathroom with a shower.

Villa Badia is an ideal choice for families or groups looking for a large villa in Umbria for rent with privacy, beautiful views, and plenty of outdoor space to relax and enjoy the Italian countryside together.

Notes

The main house can host 12 guests. The cottage can host 3 guests comfortably.

In the low season, when the pool is closed, only the main house can be rented for a maximum of 12 guests.

Guests can bring their dog, but pay €50 extra for each dog.

The use of the heating is charged based on consumption: €6/m3.

The tourist tax must be paid on site: €1.50 per person > 12 years, for 3 nights = €4.50 per person.
